References, references, references: always check a realtor's references before allowing them to represent you or your home. A good realtor should not hesitate to give you at least a half-dozen references. Make sure you set aside time to actually call the provided references and ask them about their experience with the realtor:

*Did the realtor work with the seller to decide on a price for their home, or did the realtor try to push his or her own figure onto the buyers?

*Was the realtor easy to contact? Does the realtor have an assistant to take calls when he or she is unavailable?

*Did the realtor initiate contact and provide updates without being asked?

If the reference still sounds impressed by the realtor's performance, you'll probably be in good hands.

The Right Realtor for You

Even if you think you've found the perfect realtor - he or she has all of the traits of a good realtor, a degree, and astounding references - the realtor won't get far without experience in your area. Ask about any homes the realtor has represented in your area and if you might be able to get references from these specific people. It can be difficult for a realtor to break into a new area, so experience and prior success in your specific area is a must when looking for a realtor.
